選擇迷你倉5大秘訣

現時香港約有176間迷你倉公司，閣下有時會可能感到困惑，如何選擇合適的迷你倉？

以下有5大秘訣，可幫你決擇。

1.迷你倉的物業是租用或是自置？

香港地產價格上落迅速，通常廠廈的租約為期有5-6年。如果迷你倉物業只是租賃再轉租給閣下，閣下可能會被承租人欠租或被拒續租而被拖累。

2.迷你倉內的設施是否有時限？

很多迷你倉辦公時間都會約至下午7時，甚至星期日休息，而很多人都會於平日返工，星期六，日才有時間執拾，所以應該選擇一間可讓你24小時出入及全年無休的迷你倉。

3.迷你倉面積是以實用面積或建築面積計算？

就如一般樓宇面積計算，很多迷你倉都會用建築面積計算，甚至有些用實用率只有6成半。有時從電話中問價，可能只用建築面積報價，但其實並不適用於你要存放的面積。所以一定要問清楚面積的計算。

4.迷你倉供應商有否提供搬運服務？

要搬運與倉務能配合一致是一件相當煩惱的事。有時會因為搬運的人不會因閣下的物品數量，提議應該用多大面積的倉，而會令致租了較大的迷你倉，浪費地方。

再加上搬運公司的流程，與迷你倉的流程並非一致，而更加添煩惱……….

5.迷你倉是否有令閣下可利用所有空間放置物品？

通常廠廈一般都有高於住宅的樓底，如9-12呎不等。如果可以用層疊方式把箱子疊高，用盡空間，既可節省地方，亦可節省金錢。有些迷你倉會在某一高度封頂（例如儲X二倉會於8尺封頂），令致箱子只可少數層疊，較為高身的物品也不可放置，所以閣下要細心選擇（時昌倉平均有10呎樓頂）。

1.      Is the property leased or owned by the operator?

Hong Kong property markets goes up and down very fast, and a typical lease of a warehouse is only 5 to 6 years.  The danger will be if the storage operator leased the property and sub-lease to you.   If the operator fails to pay rent or fail to negotiate a successful

Most storage operators are closed at 7 and are not open on Sundays.  Since most of us work on weekdays and only have time in weekends, its best if you find a storage operators  that is open 24hrs a day, 7 days a week.

3.     Does the storage facility uses net area or gross area ?

Similar to other real estate class, most storage facilities still uses gross area.  Which can be up to 35% less to the actual net area being used.  Some storage companies

Can appear to cost less on the phone, only to realize that it quoted using gross area, problem will arise when the room can not fit all your belongings.   Best to check which type of measurement the company quotes.

4.     Does the Storage operator have its own moving and transportation service?
